The Compromesso
The Compromesso is a preliminary agreement between the Vendor and the Buyer. With the signing of the Compromesso the vendor commits himself to selling a given property, while the buyer commits himself to buying that property. The compromesso will contain all the clauses agreed with the vendor as well as the intended date for completion, the agreed purchase price and the date for payment of the balance. At the signing of the Compromesso you will be asked to make a deposit, which usually amount to 10% of the purchase price.
Full assitance is provided before and after the signing of the Compromesso, up and beyond the signing of the rogito.
The rogito or Deed
The rogito (final contract) is prepared by a notary (a representative of the Italian government) after having carried out the necessary searches to ensure that no mortgage, bad debt of other impedment may affect the sale of the property. The signing of the Deed coincides with the completion date.
The notary is responsible for paying all the due taxes on your behalf as well as for registering the contract at the Property Registry office.
Before the signing of the rogito we will advise you about all the purchase expenses including the various taxes, the notary fees and all the other payable professionals fees.

· Assistance for opening a bank account in Italy
· Assistance with Italian mortgage lenders
· Instruction of the notary on your behalf
· Instruction of a translator for the Deed
· Assistance in the notary’s office when signing the Deed
